When your next AI vendor walks through the door, they'll probably lead with features.


Don't let them.


Before you talk features, talk governance. Because a system with great features and no governance isn't innovative - it's a liability.


Here are the 5 questions every CRE executive should ask:


1. Decision Transparency - Can you explain in real time why this system made a specific decision? Not eventually. Not after we dig through logs. Now.


2. Accountability Chain - When something goes wrong, who's responsible? Where does your system's authority end and our human judgment need to kick in?


3. Audit Trail - Can we reconstruct every decision this system made? Regulators are going to ask. Insurance companies are going to ask. Your board is definitely going to ask.


4. Override Protocol - If something looks wrong, can we actually stop it? Not in 48 hours. Right now. In the moment.


5. Testing Regime - How do you know this performs under stress? Under real-world conditions? Under edge cases? Show us the testing framework.


Here's what we found: We researched 8 building AI vendors. Only 3 could answer a single one of these questions coherently. Most just looked confused and said "our AI is transparent."


Translation: They haven't thought about governance at all.


The vendors worth talking to? They lean into these questions. They have answers. They see governance as competitive advantage, not compliance checkbox.


Because by August 2026, when the EU AI Act is live, these questions won't be optional. They'll be regulatory requirement. The operators who've already built governance frameworks will be ahead. The ones who ignored it will be scrambling.
