Provenance Matters

In art, provenance is everything. A painting's value depends on whether you can prove its authenticity and ownership history. Without provenance, even a masterpiece is suspect.


Property valuation should be the same. A comparable's credibility depends on its provenance—documented evidence of its origin and reliability.


Market comparables have provenance: MLS record, county documentation, closing statement. Synthetic comparables don't: they're algorithm output with no market documentation.


This doesn't mean synthetic comparables are invalid. But it means they need different provenance documentation: data source records, algorithm specifications, validation results.


Create provenance records for synthetic comparables. Your audit will depend on it.
