Property valuers have a choice about synthetic comparables.


Option 1: Use them without governance, hoping that no disputes emerge and no regulatory attention materializes.


Option 2: Avoid them entirely, limiting analytical tools but avoiding governance complexity.


Option 3: Adopt governance standards now—establishing your own best practices while waiting for formal professional standards to be finalized.


Option 3 is harder. It requires documentation discipline, validation rigor, and professional judgment about when synthetic evidence is appropriate.


But Option 3 positions your firm ahead of the inevitable standards evolution. When formal guidance arrives, you're ready. When disputes emerge, you're protected.


The profession's choice matters. Your firm's choice matters more.
