I just looked at the 2026 conference calendar for our industry.


Six major events. IFMA, Realcomm, BOMA, CREtech, CoreNet, Greenbuild. Thousands of sessions across them. Every vendor will demo an AI agent that optimizes your building. Every keynote will mention "autonomous operations."


Here's what none of them will talk about: who governs what those agents decide.


I spent the last two weeks researching every major competitor in autonomous building AI. Eight companies. Zero formal governance frameworks. Not one.


That means at every conference this year, you'll see impressive demos of AI agents that can adjust your setpoints, dispatch your maintenance crews, and allocate your space — and nobody on stage will be able to answer the question: "Can you show me the audit trail for that decision?"


This isn't a criticism of the vendors. It's a market reality. The industry invested in capability and forgot about accountability.


So here's my challenge to every FM director, VP of Real Estate, and CRE executive attending conferences this year:


Ask one question at every vendor booth: "Show me your governance framework."


If they look confused, that tells you everything you need to know about the maturity of their solution.


The buildings of 2026 will be autonomous. The question is whether they'll be governed.
